How We Work for You

Custom Designs

Using the contours and orientation of the lot on which the home will be built, as well as any adjacent lots as a canvas, our design team begins with a thorough assessment of your desires for a residence. Through a series of steps, from a rough concept involving the establishment of the basic living spaces, and the functional elements of each, a final depiction emerges. Whether pre-designed or a custom design, we will tailor fit the plan to your lot and create blueprints and architectural plans.

Process for Custom Designed Homes by HomiLee

Should you decide to work with HomiLee in designing and building a completely customized family residence, the process will be carried out as follows:

1. The Lot

  1. If you have a lot already, you will provide HomiLee’s design team with a sketch plan of the lot that outlines the square meters, dimensions, and contours of your lot, and copies of the construction guidelines and/or deed of restrictions of the subdivision in which your lot is situated.
  2. If you have you have not yet acquired a lot, HomiLee can assist you in finding a suitable lot prior to the commencement of the design for your home.

2. Site Visit

  1. Once we have the sketch plan, and the construction guidelines, a HomiLee design professional will accompany you to the lot on which your home will sit in order to assess the most appropriate options for the orientation of your home, and what if any site development will be required.

3. Design Phase

  1. HomiLee will then, through a detailed question and answer process, determine your sense of the desired elements and the functional requirements of your home. Tying this to your budget, we will create a draft rendering of the exterior perspective of the home and a detailed floorplan as it will be situated on your lot.
  2. Following the completion of the draft perspective and floorplan, a HomiLee design specialist will work with you in fine-tuning the concept until a final design is completed.

4. Determination of the Cost: A Detailed Selection of Materials

  1. As a starting point in the discussion, we price our custom homes as move-in ready meeting the highest quality structural standards with a high-end finish. In a multi-story house this typically includes:
    • High Quality ceramic tiles
    • Solid Mahogany or hardwood doors and door frames
    • 2.7 meter high ceilings
    • Granite countertops in kitchen and bathrooms
    • Custom made Kitchen
    • High-end sanitary fixtures
    • Hot and Cold water facilities
    • Fully tiled bathrooms
    • Tempered glass shower enclosures
    • Tempered glass shower enclosures
    • Boysen Paint, Inside and Out
    • Analok Aluminum windows and sliding doors
    • Built-in wood cabinetry in bedrooms

  2. During this phase of our discussions, HomiLee will work with you, with cognizance of both your desired floor plan and budget, in refining the specific components that will actually be utilized in your home. This will be formalized in the contract in a detailed appendix referred to as “the bill of materials”.

5. Contract

  1. With the design ready to go, the next step in the process is to complete the contract. The contract will include the Bill of Materials, and all the technical drawings and specification of the property to be constructed.
  2. After a review process on both sides, the contact will be signed, and notarized.

6. Payment

  1. Once the Contract has been signed, you will make a down payment to HomiLee that will allow us to begin construction. The payment scheme typically involves 4 tranches with the final 5% being payable upon handover, the terms of which will be outlined in detail in the contract.
  2. Financing options: HomiLee does not provide financing but our projects are accredited with our partner banks. This means that qualified customers will be able to use our plans in securing a loan. -The details of the bank financing process and lending requirements are posted on our website under “bank financing options”.

7. Completion of Plans, Permits and All Formalities

  1. As the owner of the lot, you will provide HomiLee with:
    • Certified true copy of the Lot title
    • Certified true copy of the Tax Declaration
    • Tax Clearance receipt
    • Barangay Clearance
  2. HomiLee’s Architect will create blueprints and architectural plans. These will be the basis for the building permits, and will guide our staff throughout the construction phase of the home.

  3. HomiLee will ensure all formalities and permits from OBO and the sub-division are secured, and will obtain the occupancy certificate at the end of the project.

8. Construction

  1. HomiLee manages all aspects of the construction process. Our Staff include skilled Architect’s, Designers, Foreman, Carpenters, Masons, Steel workers, Painters, and all labor required for the completion of your project. We utilize an extensive array of Suppliers to ensure the best quality materials are employed.
  2. Making an otherwise daunting task as straightforward as possible, the design process continues incrementally throughout the construction phase of the house. Either through periodic on-site visits or consultations, we provide our customers with the ability to make guided stylistic decisions. These usually involve the finer points of interior design, flow, use of natural light, and paint and tile and other preferences to ensure lasting satisfaction after the project’s completion.
